FAQ โ“ Can a landlord increase the rent anytime in Ontario?

No. In Ontario, a landlord cannot increase rent anytime they want.

Rent increases are regulated under the Residential Tenancies Act and must follow specific rules:
โœ”๏ธ 12 months must pass before any rent increase
โœ”๏ธ The landlord must give at least 90 daysโ€™ written notice
โœ”๏ธ The increase must be within the annual rent increase guideline (unless exempt)
โœ”๏ธ Proper forms must be used (such as an N1 or N2 notice)

Some units may be exempt from rent control (for example, certain newer units), but even then, notice requirements still apply.

If a landlord does not follow these rules, the rent increase may not be valid.

As many of you know, Small Town Paralegal is a family-run business. With my tiny humans home for the summer break, our office hours will be a little different over the next couple of months as we balance serving our clients while making the most of these precious summer memories.
