📉 Sales softened
👉 About 1,553 homes sold in November ,down vs last year and slower than earlier in 2025. Inventory is hanging around higher than normal for this time of year.
📦 Inventory is up
👉 Around 5,581 active listings, that’s roughly 28% more than last year ,giving buyers more choice.
⚖️ Balanced conditions
👉 Sales to new listings ratio is about 69% which points to a balanced market (not crazy seller’s market territory).
💲 Prices steady to softening
👉 Overall prices have eased compared with last year in many reports, but Calgary values are still well above longterm pre-pandemic levels.
⏱️ Typical seasonal slow-down
👉 This kind of pull-back in activity and increase in inventory is normal as we head into winter.
📦 New listings slipped a bit
👉 Fewer new homes listed than last month.
💰 Prices edged down
👉 National average prices are about 2% lower vs last year, and the CREA Home Price Index is also down year-over-year.
⚖️ Balanced/soft market
👉 The overall market is not booming, but there’s more choice and less frenzy than in the peak years.
📌 Bottom line (so everyone gets it):
Calgary has more homes for sale and slower sales than a year ago, which is giving buyers more options. Prices aren’t plunging ,they’ve just pulled back from peak levels and are more stable. Nationally, the market is also softening with slightly fewer sales and small price declines, so it’s not red hot or crashing just more balanced.
