You may keep hearing that Calgary is currently a “balanced market", but that is only half the story.
Calgary right now is split, and if you’re treating it like one market, you’re going to misprice, mistime, or miss opportunities.
Detached homes? Still tight.
Just over 2 months of supply, with certain pockets firmly in seller territory. That’s why prices are holding and even pushing up month-over-month.
Apartments? Different reality.
Over 4 months of supply and prices down nearly 9% year-over-year. That’s not “balanced” — that’s leverage shifting to buyers.
Everything in between (semi, row) sits in the middle, but even there, location is doing the heavy lifting. NE continues to lag, while West and City Centre show resilience.
So what actually changed?
It’s not demand that is disappearing, it’s urgency disappearing.
More listings = more choice = more negotiating power.
And that creates two very different strategies:
• If you’re selling: pricing precision matters more than ever. The “list high and wait” approach is fading fast.
• If you’re buying: opportunities exist, but only in the right segments — not across the board.
This isn’t a hot market.
It’s a selective one.
And in markets like this, strategy beats timing every time.
