Calgary Market Update – August 2025

The Calgary housing market is shifting as more supply hits the market, especially in higher-density homes like apartments and row houses. This has led to price declines for the past several months, with August’s total residential benchmark price sitting at $577,200 — down nearly 4% from last year.

🔹 Detached Homes – Benchmark price: $755,600 (down ~1% from last year). Price changes vary by area, with the NE & East seeing larger declines while the City Centre is still up.
🔹 Semi-Detached – Benchmark price: $687,200 (slightly up from last year, +4% YTD). More stable due to lower inventory growth.
🔹 Row Homes – Benchmark price: $439,600 (down ~5% from last year). Higher inventory is putting pressure on prices.
🔹 Apartments – Benchmark price: $326,500 (down ~6% from last year, 5th month in a row). NE condos saw the steepest drop at 11%.

📊 Sales & Inventory:

August sales: 1,989 (down 9% from last year, but still above long-term averages).

Inventory: 6,661 (highest August since 2019).

Months of supply: 3.4 months, signaling a more balanced market compared to the sellers’ market of recent years.

👉 Overall, we’re seeing more balance in Calgary’s market. Buyers now have more choices, while sellers are experiencing price adjustments—especially in condos and row homes.
