Tips: Management of the Common Parts or Areas and Shared Services
Buildings have Icorpoarated owners formed under building management ordinance or act. I suppose Bangladesh still to have a clear law and guidelines on this respect.

Each Incorporated Owners Committee (IOC) is a company or a corporate having a well defined structure, audited accounts, disclosure of accounts and operating performances on its activities and its future plans.

IOC manages and provides common services like but not limited to
1. Cleaning and maintenance
2. Security guards
3. Front desk
4. Elevators maintenance
5 Common areas and facilities such as parks, sports and prayer facilities and so on.

How much of the services be provided depends on its stages of development including occupancy. (IOC should not go immediately into all services unless the residency is fully operative. Therefore some of the services be in its future plan.)

Management fees are derived by diving total operating cost by number of flats. Therefore the developers should make all possible effort to sell out all flats so that the management fees are reasonable.

Here in HK IOC proving only cleaning and maintenances usually have 5% management of rentals. IOC proving all services usually have around 10% management fees of rentals.

Staff cost of an IOC can be up to 40%.
