Over the years, Heaney Business Group has grown significantly thanks to the ongoing support of our amazing clients, referral partners and the wider community.
As a result, we have made the decision to no longer take on new standalone personal tax return clients.
This allows our team to continue focusing on providing a high level of service and proactive advice to our existing clients and to the areas we specialise in — business , SMSFs and not-for-profits that support our community.
We will absolutely continue to look after:
✔ Our long-term existing personal tax clients
✔ Family groups connected to existing clients
✔ Referrals from our trusted referral partners
✔ Clients we already work with in a business, SMSF or advisory capacity
We are incredibly grateful for the trust and support our clients and community continue to show us, and we look forward to continuing to support you all into the future.
– Gemma & The HBG Team!

• Why does EVERY touchpoint matter?

• What does it take to ensure that ‘choice-rich, time-poor’ consumers, when faced with a multitude of options, choose to do business with you, and not your competition?

Subdividing Property - Here’s What You Need to Know About the Margin Scheme
If you’re developing or subdividing…
- The margin scheme can make a huge difference to your GST position
But it’s also one of the most misunderstood areas we see.
WHAT IS THE MARGIN SCHEME?
Instead of paying GST on the full sale price…
- GST is calculated on the “margin”
(i.e. the difference between what you sell it for and your cost base)
🚨 SOUNDS SIMPLE… BUT IT’S NOT
Because:
- You can’t always use it
- And how you apply it really matters
⚠️ WHERE IT GOES WRONG
We see developers:
Assume they can use it (they can’t)
Apply it incorrectly
Or not realise how it impacts input tax credits and profitability
AND THIS IS THE BIG ONE
Once you subdivide:
- One property becomes multiple GST calculations
- And how you allocate your costs across lots becomes critical
Get that wrong…
- And you can create GST issues even if the overall project looks fine
This isn’t just a tax rule.
It’s a structuring and modelling decision
And it should be considered:
✔ Before you purchase
✔ During feasibility
✔ Before you start selling
FINAL THOUGHT
The margin scheme can save you a lot in GST…
- But only if it’s set up properly from the start
