The WA Government has announced the next phase of proposed changes to the Residential Tenancies Act, including the removal of “no grounds” terminations.

𝐒𝐨, 𝐰𝐡𝐚𝐭 𝐝𝐨𝐞𝐬 𝐭𝐡𝐚𝐭 𝐦𝐞𝐚𝐧?

Currently, landlords can end some tenancies without providing a specific reason, provided the correct notice period is given. Under the proposed reforms, landlords would instead need a valid reason to terminate a tenancy.

𝐓𝐡𝐞 𝐩𝐫𝐨𝐩𝐨𝐬𝐞𝐝 𝐯𝐚𝐥𝐢𝐝 𝐫𝐞𝐚𝐬𝐨𝐧𝐬 𝐦𝐚𝐲 𝐢𝐧𝐜𝐥𝐮𝐝𝐞:
✔ Sale of the property
✔ Significant renovations or redevelopment
✔ The owner or family member moving in
✔ Repeated serious breaches by a tenant
✔ Non-payment of rent or property damage

The reforms are aimed at creating greater clarity and security within the rental market, while still allowing landlords to regain possession of properties under lawful circumstances.
