🏠Practical Completion Horror Story
Before a property reaches its final stages of completion BCI WA ensures that every detail is inspected. Here are the findings from a recent practical completion inspection.
Our inspector found over 130 separate issues with this new build.

Here is some of the big issues:
External
1. Downpipes and Stormwater Management: Multiple issues including paint splatter removal, short downpipes exposing gutters, and inadequate stormwater drainage leading to potential flooding risks.
Roof Structure
1. Structural Non-Compliance: Perimeter strapping, and tie-down rods are not connected properly; significant repairs needed to meet Australian Standards.
2. Insulation and Ventilation Issues: Missing insulation batts, improper installation of air conditioning vents affecting roof structure integrity.
Garage
1. Incomplete Installations and Finishing: Missing frame and cover for roof space access, incomplete paintwork on conduits, and poor gap filling at junctions.
Kitchen
1. Cabinetry and Benchtop Defects: Incorrect benchtop overhang, uneven cabinetry doors, and general poor workmanship across cabinetry installations.
Bathrooms
1. Waterproofing and Structural Integrity: Lack of puddle flanges and waterproof membranes in floor wastes, inappropriate sealant uses at floor/tile junctions, and Approximately 85% of the floor tiled area of room are drumming (hollow sounding). This is a defective and requires replacement.
Living/Dinning
1. Cosmetic and Structural Issues: Poorly executed paintwork, visible marks and defects on ceiling and walls, and non-compliance with provided plans for cupboard installations.
Laundry
1. Missing Installations and Poor Finishing: No cabinetry or splashback tiles installed as per plans, missing door seals, and significant floor tiling defects.
