Big news for Perth property owners and buyers.
The WA Government has proposed the most significant changes to the Residential Design Codes in over 30 years, and if they go ahead, more than 50,000 existing properties across metro Perth could become newly eligible for subdivision.
The headline change: the average lot size rule for R20 and below could be scrapped, opening up subdivision potential for blocks as small as 700sqm.
Worth noting, this isn't law yet. Public consultation is expected later this year, with implementation targeted for mid-2027. But subdivision potential often moves property values before anything is finalised, so it's smart to understand where you stand now.
