JANUARY MAINTENANCE

It is important to maintain your property so it will protect your investment and attract and retain quality tenants.

Here are our top 3 maintenance items to focus on during the summer months:
1. Air conditioning: filters should be cleaned regularly throughout the year. Air conditioning is one of the essential items where being proactive can pay big dividends. If the air conditioner in your property breaks down during summer, likely you will likely need to pay higher fees to have it fixed due to high demand. We recommend you have a yearly schedule to service your AC unit once a year when trade availability is better.

2. Pools: If you are lucky to have a property with a swimming pool, you must ensure that all locks and gates are functional and compliant with the legislation. As with Air Conditioning, we suggest having a pool technician attend to review your equipment and the general condition of the pool once a year.

3. Irrigation equipment: We recommend irrigation systems and timers be set up or reviewed correctly before the warmer weather to ensure plants are adequately watered. It is also an excellent time to have mulch reapplied to the garden beds to act as a barrier from the heat to lock in moisture to the soil and prevent the ground from drying.
