Full-Time Customer Service/Administration Assistant Position Available

Landmark Inspections is seeking a competent and confident person to join our administration team on a full-time basis to help with the many and varied day to day errands, bookings and tasks of our office.

This position is full time, five days per week Monday - Friday,
approx. 8:30am to 5:30pm (start & finish times may be slightly negotiable).
Salary approx. $60K plus Super per year.

The position will sit within our Rentals Department who support a team of technicians that complete electrical, gas and smoke alarm safety compliance assessments of rental properties throughout Melbourne, Sydney, Brisbane and Perth and will report directly to the Department Manager.

Duties include (but not be restricted to):
- Answer incoming phone calls and make outgoing phone calls from and to a variety of different sources including current clients, potential leads, property managers, rental tenants and our assessment technicians and be able to action the phone calls in a timely manner.
- Maintaining multiple calendars and appropriately scheduling assessments for the technicians based on location and type of assessments or repair works required.
- Working through a daily
list of tasks.
- Creating and sustaining detailed notes on property/client files.
- Sending and receiving emails to different sources depending on the situation and details required.
- Receiving emails from different sources (as above) and acting on them appropriately.
- Booking inspections using multiple programs specific to our business.
- Assisting Management with any other tasks required.

Skills/abilities required:
- Previous admin/reception and/or customer service experience would be highly favourable.
- Strong grammatical ability with high attention to detail.
- Familiarity with basic computer programs such as Gmail and Calendar, and the ability to quickly learn other industry specific programs required for the role.
- Ability to communicate confidently, clearly and efficiently with a variety of different people including current clients, potential leads, tenants, property managers, our assessment technicians and fellow office team members.
- Ability to multi-task and handle multiple files/emails/calls at once.
- Ability to work in a fast-paced environment.
- Ability to prioritise work depending on urgency.
- Ability to problem solve quickly and efficiently.
- Ability to work both cooperatively as part of a team and individually.
- Positive Can-Do Attitude is a must.

This position is currently a home-based position; therefore, you will require a quiet workspace at home to work from as well as a solid and reliable internet connection.
***Future work will return to a Head Office which will be located in Doreen in around 9-12 months time.***

Drainage vent falling backwards.

This is something our plumbing inspector sees a lot more than he should. The common excuse given by trades onsite is "Its only a vent, who cares"

For a sewerage system to work efficiently and without blockage it needs a minimum of 50% of the main drain size to be full of air at all times. This is why in a residential property the minimum sized vent is 50mm because the main drain size is 100mm. If the vent is not falling correctly, condensation and moisture will form in the vent restricting the airflow into the drain and subsequently causing the drain to block up.

The other issues in this photo include the large drilled out section of stud which dramatically weakens it and the unsealed damaged section of wall sarking.

Laziness and and lack of pride in work is what has resulted in this installation of services we recently saw at a property.

Gas, hot, cold and electrical cables all criss crossing and held in place by duct tape.

Come on tradies, you can do better than this!

This is why people should hire professionals rather than going for the cheapest quote!

A box gutter installed without adequate width, with the polycarbonate sheeting not extending into the gutter and the roof tiles extending too deep into the gutter resulting in the gutter not draining.

Don't even mention the roof tiles covered in silicone as an attempt to rectify the ever present roof leaks in this area!

When we conduct inspections of roofs, we check the guttering and in particular box gutters if installed as they are prone to overflowing and leakage.

At a recent pre-purchase inspection we identified a box gutter that has a change of direction towards the outlet which we highlighted as being of poor design and not in accordance with relevant Australian Standards.

We identify this issue fairly regularly including on brand new builds and people often shrug the concern off and consider it knit picking on our part because the gutter isn't currently leaking so what issue is it really.

This photo highlights why a change of direction is not permitted, The leaf matter build up in the right side of the box gutter is a direct consequence of not discharging at the end of the guttering and this vegetation matter sitting in the guttering for a prolonged time will result in premature ageing and rusting of the guttering causing moisture ingress concerns moving forward.
