Damage can be obvious, but the cause is not always clear.

When a strata claim is lodged, understanding how the damage occurred can be just as important as documenting the visible impact. A clear explanation - including a professional view of the probable cause where needed - gives the insurer a more complete picture of the circumstances.

Early investigation, supporting reports, photos and a documented timeline can help present the claim clearly and support an efficient assessment.

Our latest article looks at why identifying the cause matters and the practical steps that can support a smoother claims process.

Victorian property owners are set to see major changes to domestic building protection from 1 July 2026, when the new Home Warranty scheme begins.

The reforms represent a significant shift from the previous Domestic Building Insurance model, with eligible owners expected to have access to stronger protection where domestic building work is incomplete, defective or non-compliant.

While the changes are a positive step, warranty matters, building defects and overlapping insurance issues can still be complex. Understanding which pathway applies, who is responsible and how different protections may respond remains important.

Strata claims can involve many moving parts.

When damage occurs in a strata property, it can quickly raise questions about what happens next, who is involved and how the claim will progress.

Behind the scenes, there is often a lot of work underway - from gathering information and arranging access to liaising with insurers, reviewing policy response and coordinating next steps.

In our latest article, we explain how strata managers, insurance brokers and claims teams work together to support owners through the strata claims process.

Strata insurance is an important foundation for protecting a building, but it may not cover every type of loss a lot owner could experience.

For strata owners, confidence starts with understanding how different types of cover work together - including strata insurance, contents insurance and landlord insurance.

This is especially important when a claim occurs, as one event can involve different areas of responsibility, different types of damage and different insurance policies.

In our latest article, we outline what strata owners need to when reviewing their insurance needs: https://whitbread.com.au/cover-clarity-confidence-and-care/

EV charging is quickly becoming an even more important consideration for strata communities.

Whitbread has collaborated with FireInsure Group to outline key issues owners corporations should consider when planning for EV charging in strata buildings, including:

- Fire safety
- Electrical capacity
- Maintenance responsibilities
- Cost allocation
- Common property risks
- Insurance implications

For owners corporations, the question is no longer simply whether residents want access to EV charging. It is how charging infrastructure can be installed safely, fairly and with the needs of the whole building in mind.

Strata insurance is essential, but all strata managers know this isn't the whole picture.

Communicating to owners and committees where each type of cover starts and stops can make a real difference - particularly when questions arise at renewal, after property damage or during a claim.

This is where experienced broker guidance matters most. Whitbread helps strata communities understand the role of:
1 Strata insurance: For the building and common property
2 Contents insurance: For belongings inside the lot
3 Landlord insurance: For owners who lease their lot

By helping clarify responsibilities, identify potential gaps and support more informed decisions, broker advice can help reduce confusion and strengthen protection.

Strata insurance is only one part of the picture.

Many owners assume their building policy covers everything, but there are often gaps when it comes to contents, improvements and landlord exposures.

Understanding how these layers work together is key to avoiding unexpected costs when a claim arises.

At Whitbread, we work closely with our clients to ensure their cover reflects the full scope of their risk, not just the basics. Understand how to protect what matters most:
