Condensation Explained: The Simple Guide Every Homeowner, Builder and Designer Should Know:
Condensation is one of the most misunderstood issues in buildings. Many people think it only happens on windows during winter, but in reality it can occur inside walls, ceilings, floors and roof spaces long before any visible damage appears.
The problem isn't simply "too much moisture." Condensation occurs when temperature, humidity and airflow combine under the wrong conditions.
What is Condensation?
Condensation occurs when warm, moisture-laden air comes into contact with a surface that is colder than the air's dew point temperature.
The excess water vapour changes from a gas into liquid water.
Think of a cold drink on a hot day. Water appears on the outside of the glass—not because it's leaking, but because moisture from the air condenses on the cold surface.
Buildings behave exactly the same way.
The Four Things Needed for Condensation
Every condensation problem involves four factors:
Moisture (humidity)
A cold surface
Air movement carrying moisture to that surface
Enough time
Remove just one of these and condensation usually disappears.
Warning Signs
Watch for:
Water droplets on windows
Black mould around windows
Musty odours
Bubbling paint
Peeling wallpaper
Damp wardrobes
Rust on screws or metal
Swollen skirting boards
Timber cupping
Ceiling stains
These are often symptoms—not the cause.
