• Liquidity outlook — how easily can this be resold if circumstances change?
• Emotional neutrality — are we making a disciplined decision, or reacting to momentum?
• Long-term desirability — will this remain in demand over the next 10 to 20 years?
These factors aren’t always obvious during an inspection or auction.
They require a more considered assessment.
The objective isn’t simply to secure a property.
It’s to secure the right one.
Selectivity is often what determines the outcome.
