Derby Street is a limited collection of 22 residences, at the top end of Collingwood, designed in collaboration with Melbourne practice, Studio Bright.

Balancing connection to the neighbourhood with a sense of seclusion and refuge, Studio Bright’s design for Derby Street embodies a level of care and craft typically reserved for single residential projects. Each apartment is defined by robust and enduring materials, thoughtful layouts and generous spaces to suit the most discerning, even Winnie the Daschund.

Derby Street, Studio Bright for Milieu
(Construction Commenced)

In their first collaboration with Milieu, Mel and her team at Studio Bright have designed a limited collection of 22 homes for the top end of Collingwood. Derby Street by Milieu is a thoughtful response to it’s setting, situated between Gertrude Street and East Melbourne, combining the cultural richness of the inner north with the quiet character of heritage streets and mature gardens.

Balancing connection to the neighbourhood with a sense of seclusion and refuge, Studio Bright’s design for Derby Street embodies a level of care and craft typically reserved for single residential projects. Each apartment is defined by robust and enduring materials, thoughtful layouts and generous spaces.

Studio Bright are the most recent recipients of the Australian Institute of Architect’s Robin Boyd Award for Residential Architecture. This award is Australia’s premier honour for residential architecture.

One Wilson Ave (Completed 2022)

Inspired by the varied and enduring textures of Brunswick, One Wilson Ave pays homage to Milieu’s considered development approach, while referencing the area’s brutalist post-war buildings.

The interiors are simple, well-planned spaces underscored by generous amounts of natural light, with each home revolving around DesignOffice’s deep understanding of spatiality.

Flexibility, accessibility, environmentally conscious design, and a seamless transition to the streetscape work to create a sustainable vertical community.

In a time of soaring costs, how can “off the plan” design provide community, sustainability, and value?

As part of Melbourne Design Week 2026, Milieu Director, Michael McCormack, was invited to join a panel with Jeremy McLeod (Breathe Architecture) Qianyi Lim (Sibling Architecture), and Andrew Mackenzie (Publisher, writer and design advisor) to provide practical tips, lessons learned, and real-world examples to inspire smarter decisions for resident-investors.

This session reviewed design-led developments from property developers to state government to decode floorplans, features and trade-offs. This fascinating discussion took place in front of a packed Great Hall at the NGV.
