Anstey Homes
A beautiful block and a buildable one aren't always the same thing. Before you sign, these are the questions worth asking.
A contour survey tells you what the eye can't. A gentle fall is usually straightforward on a standard slab. Once the land drops more than a metre or so across the building area, you move into split-level or suspended floors, and the budget shifts with it.
Every block needs a legal point of discharge for stormwater. Land that falls towards the street drains naturally. Land that falls away has to be piped or pumped, which is a cost upfront and something to maintain over the life of the home.
Ask whether a soil test has been done; it's classified under AS2870. Reactive clay and softer, problem ground are common on coastal and sloping sites, and they call for deeper footings or piers.
Easements, covenants, flood and bushfire overlays and vegetation controls all shape what you can build, and where. A sewer easement through the middle can quietly cost you the back garden. A higher bushfire rating can add considerably to the build. It pays to understand all of it before you commit, not after.
Town water, sewer and power at the boundary is the simple case. No sewer means an on-site treatment system, and power that stops short of the front means a connection cost that's easy to overlook.
None of this is reason to walk away from a tricky block. Some of the most rewarding homes we've built sit on the sites other people passed over.

The way a custom home comes together is shaped long before construction beginsโฆ in the quality of the collaboration behind it.
A strong working relationship between client and builder sets the tone for every decision that follows, from early concepts through to completion.
Here are five top tips to help create a successful working relationship with your custom home builder.
Think beyond floor plans and finishes. How you live, entertain, and prioritise space will shape outcomes more than aesthetics alone.
Experience matters, but so does compatibility. A builder who listens, communicates well, and understands your priorities will make the process more considered and enjoyable.
Clarity comes from detail. Sharing examples, asking questions, and confirming decisions in writing helps prevent misalignment and keeps the project moving smoothly.
Custom homes take time. Setting expectations early and understanding key milestones helps maintain momentum without compromising quality.
Regular check-ins, timely decisions, and feedback ensure your home continues to reflect your vision as it evolves.
