MARKET UPDATE | MAY 2026
The Perth property market is evolving, with more homes now available for sale across the city. There are currently 4,601 properties on the market in Perth - 25.4 per cent more than four weeks ago. A rise in interest rates and the recent Federal Budget are also contributing to shifts in the market landscape.
Budget, Capital gains tax changes
The existing 50 per cent capital gains tax discount will be replaced with an inflation-adjusted method from July 2027. From then, any gain will be taxed at minimum rate of 30 per cent.
Budget, Negative gearing
The ability to negative gear a residential property and offset against other income will be limited to new dwellings from July 2027.
