Maximizing living quality despite minimal building density!

​Challenges are meant to be solved. In Hinterbrühl, we have planned a project that seemed almost impossible at first glance. With extremely restrictive building regulations allowing only 10% site coverage and a technically demanding subsoil, absolute precision was required.
​Thanks to our long-standing expertise with the Lower Austrian Building Code (NÖ Bauordnung) and a close, trust-based collaboration with the owner, we made it happen. A perfectly functional semi-detached house that optimizes the site without compromising the natural surroundings. Architecture is more than just design, it’s about finding solutions at the edge of what is possible.

Defining the atmosphere at 'Sweet Vogel'. We paired vertical tile textures with organic ceiling curves and warm terrazzo to bring a specific softness to this Vienna corner.

We designed this modern single-family residence in Vienna’s 21st district, emphasizing clarity, proportion, and materiality. The architecture is characterized by clean lines, a flat roofscape, and a restrained palette of white plaster contrasted with metallic panels. Generous horizontal glazing and a transparent balcony element foster natural light pe*******on and establish a contemporary architectural expression. The outdoor spaces are structured with carefully composed greenery and ornamental grasses, providing a natural counterpoint to the minimalist architecture. A precisely planned driveway and entrance sequence underline both functionality and aesthetic presence.

Urban Densification in Vienna – A Project in Redtenbachergasse

In 2014, the City of Vienna adopted the strategy of urban densification as part of the "Urban Development Plan STEP 2025." One of its key goals is to renovate old buildings and create additional living space through vertical extensions. Many property owners and developers have already embraced this opportunity.

This approach is also being implemented in Redtenbachergasse, where an existing building is being modernized and extended to provide high-quality living spaces for future residents.

We are proud to contribute to this project with our plans and to play our part in responsible urban development, in collaboration with architect Herwig Mayer.
