You come across some terms in property investment which might throw you off. Some of them are LTV, Yield & Void Periods, and this is what they mean:

LTV (Loan-to-Value):
Its the ratio of your mortgage amount to the property's value and is expressed as a percentage. Lower LTV means less risk for lenders which means a £75,000 mortgage on a £100,000 property is 75% LTV.

Rental Yield:
This means the annual return on investment from rental income. Its calculated as annual rent divided by property value and expressed as a percentage as well. For example, a £6,000 annual rent on a £100,000 property is 6% yield.

Void Period:
Its a period when a rental property is vacant and no rental income is generated during this time. Its important to minimize void periods for consistent cash flow. The Impact of not planning for potential void periods in your budget is that it reduces overall profitability.
