How to tell if a foundation crack is cosmetic or structural — a simple check before you pay for an inspection.
Cosmetic cracks are usually thin (less than 1/8 inch), run in a straight vertical line, and don't change over time.
Structural cracks are wider, run diagonally or horizontally, and often get bigger over weeks or months.
If a door or window near the crack has started sticking, or the crack is stepping like stairs through the brick, that's usually a sign to take it seriously.
A simple trick: mark both ends of the crack with a pencil and the date. Check back in a few weeks — if it's grown past your marks, it's worth a professional look.
