This summer, the National Association of Realtors is making some changes to how buyer’s agents are compensated. With these changes, sellers will need to plan to compensate buyer’s agents when their home is sold starting in July.

If you don’t factor in buyer’s agent compensation, you risk a few things:

- Fewer buyers looking at your home
- A stagnant listing on the market
- Not receiving competitive offers as a result

As a seller after top dollar on their home, you’ll want to avoid all of these. Make sure to plan for buyer’s agent compensation when strategizing your listing price!

Not gonna lie… These are exactly the things that scare buyers away!

1. Overpricing: A too-high listing price is one of the biggest deterrents for buyers. Unfortunately, this can result in a lack of interest and stagnant listing, netting you a lower purchase price down the line.

2. Poor curb appeal: Buyers often make split-second decisions on homes, so bad curb appeal can taint their opinion of your property before they even step foot inside.

3. Clutter and personal items: Too much clutter or personalized decor can make it difficult for buyers to envision themselves living in the home. Decluttering and depersonalizing before listing is always worth it!

4. Obvious lack of maintenance: Neglecting necessary repairs or maintenance issues can signal to buyers that the property may have underlying issues. Plus, a home that’s obviously dirty can give buyers the impression that it hasn't been well cared for. These are both common red flags for buyers.

5. Limited access for showings: Making it difficult for buyers to view your home can put them off from seeing it all, which can lead to missed offers and sales.

If you want to attract the most buyers, drum up lots of interest around your listing, and maybe even score a bidding war, stay far away from doing any of these things.

Renting adds up… In a bad way.

It’s hard to see the numbers like this because you can take a reasonable rent ($2,000) and a reasonable amount of time (5 years) and suddenly $120,000 has disappeared into your landlord’s pocket.

All that money paid into rent with $0 coming back to you.

If you want to avoid this happening to you, you need to buy a house.

With a home, you’ll be able to start building equity. When it comes time to move on from your home, you won’t be left empty-handed.

Instead, when you sell, you’ll get all of the money you paid into your mortgage (plus some), which you can then use as a down payment on your next house or put right into your pocket.

That’s the magic of real estate!
