This system was only 3 years old and the evaporator coil had a leak in one of the common areas we tend to find them. Thank goodness for warranties! Unfortunately, the owner had two companies come out before us that weren’t able to locate the issue. They charged him to add more refrigerant (immediate/temporary fix) that would inevitably leak back out failing to solve anything long term. It’s not uncommon for this to be the case. A clogged condensate drain can cause problems. The worst part about these problems is that they can usually be avoided with a simple maintenance by a professional or even the home owner/tenants themselves. In this instance, the water that should have been flowing smoothly out of the system got blocked by soot and buildup in the drain line (pvc pipe). The water then flowed over the sides of the drain pan and spread around the system. You can see where the water settled (spots with rust and corrosion). This moisture over a long period of time ended up causing problems with both electrical wiring and blower motor. After the homeowner had us install a new system, they also had us set them up with an annual maintenance program to ensure the same problem doesn’t happen to them or their tenants again in the future. Sometimes the hardest part about an HVAC job is where the system is located. They can be higher up on roofs, deep inside of dark crawl spaces, or anywhere in between. When it comes to evaporator (swamp) coolers the truth is that they are very simple. Most home owners could maintenance and even repair issues with these type of systems on their own. BUT sometimes the thought of climbing up to it just doesn’t sit well. Always reach out to a professional if you do not feel 100% comfortable with going up and working on this type of equipment.
