Florida has new wind mitigation rules effective April 1st. Get ready for new insurance company requests with an inspector who is up to date on the changes.

REALTOR Pro Tip: If you’re interested in purchasing a newly built home. Always, ALWAYS:

1- Hire a REALTOR to represent you & your best interests. She/he can discover mistakes in your contract, be present during your home inspection, & ensure all punch list items are taken care of BEFORE you accept your new home.

2- Hire a 3rd Party Home Inspector. The pictures are of ponding at the window sill due to improperly placed synthetic stucco trim. This can lead to water intrusion either through the window into the house or between the stucco and block. Water intrusion in either area can cause major issues from stucco failure or mold development in the home. 🏠 The home had “passed” the builder’s in-house inspection & was granted its Certificate of Occupancy from the county.

New builds can be great BUT extra sets of eyes 👀 are worth their weight in gold!
