Nobody hands you a roadmap for managing a property you have never seen, in a city you have never lived in.

In November 2021, one year out of college and still working a corporate sales job in St. Louis, we onboarded our first short term rental in Phoenix, Arizona. No local team. No local knowledge. Just a process we believed in and over 1,400 miles between us and the front door. It worked, so we kept going.Tempe came next.

Same remote setup, same commitment, still learning as we went. Those two properties in Arizona were never meant to be the whole story. They were just the first chapter. When that chapter closed, we took everything it taught us and built on top of it.

Since then the company has operated across multiple states, expanded into commercial real estate, and grown into a multi-purpose portfolio that goes well beyond where we started. We are still building, and we are still learning.

The lowest bid is not a deal. It is usually a warning.

When a project goes out for quotes and one contractor comes in significantly below the rest, that gap has to come from somewhere. It comes from cheaper materials, skipped steps, unlicensed labor, or work that looks finished until it is not. Fielding multiple bids is not about finding the cheapest option.

It's about understanding what the actual scope of work costs and identifying who is cutting corners before the work starts instead of after. Three to five quotes gives you a real picture of the market rate and exposes outliers on both ends. A contractor who cannot explain why their number is lower than everyone else probably should not be on your property.
