* TransUnion Score over 625 to be approved on your own, score over 600 to be approved with a co-signer.
* Rental reference from the previous landlord required. First-time renters may apply with a co-signer.
* Copy of the paycheck stubs for the last 3 months, if the applicant is working.
* Copy of a photo ID.
* $40 credit check fee per applicant/co-signer, payable to Coho Real Estate.

If your monthly income is below 3x the rent, or if your TransUnion Score is between 600-624, or if you do not have a TransUnion Score, or if you have no rental references, you may be approved with a co-signer. Co-signers must have a TransUnion Score above 700, and monthly income greater than 5x the rent.
