Should we get a 1 Year Warranty Home Inspection?
The short answer is YES!

Has it been almost a year since you moved into your new home? Happy Anniversary! We want to remind you that the one-year warranty on your new home will soon expire. This may be your last opportunity to inform your builder of items that need repair, adjustments or even replacement. Providing a list of the items that should be corrected, before the builder/contractor is relieved of his/ her responsibility, for the one-year warranty. Also a good opportunity to ask questions, get suggestions or just get ‘peace of mind’ that things are going great with your new family investment.

Have you checked the roof construction in the attic?
Is your insulation placed correctly?
Is your attic ventilation working?
Are all of your receptacles wired correctly?
Is your electrical system grounded properly?
Are cracks developing in the structure?
Stucco cracking?
Broken tiles on the roof?
Gaps in the stucco and adjacent materials that can let water into the walls?
Adjust windows that may not work properly?
Drywall seams in the walls and ceiling that are cracking or have faulty tape joints?
Tile floor grout that is cracking, missing or has gaps around the edges of the walls?
Doors that may need adjustment to work properly?

Time is running out! You may want to consider hiring a home inspector that provides you with a detailed report, which should outline items that may be covered and repaired within the builder’s warranty. This service may be especially important if an independent inspector did not evaluate your home for the Final Walk Through, which is typically before closing and moving into the home.
