Something I’ve noticed...
People assume distressed properties always look obvious.
Sometimes they do.
Sometimes the bigger issue has nothing to do with the house itself.
Inherited situations. Deferred repairs. Tenants. Timing.
The property is usually just one part of the story.
Something to think about.
This side of real estate doesn’t get talked about enough.
Something I’ve learned in real estate:
If the attorney says something feels off… listen.
This property was supposedly “clear to close.”
Turns out the people trying to sell it didn’t actually own it.
A long-lost grandson showed up after seeing the sign in the yard.
That changed everything.
This is why due diligence matters.
Not just the numbers.
Not just the rehab.
Ownership matters.
A good attorney can save you from a very expensive mistake.

Small project. Big difference.
The funny thing about rentals and properties in general is that the little details usually matter more than people think.
Better lighting.
Cleaner walkways.
Less neglected space.
It changes how a property feels immediately.
