10 things to know about buying new construction in Pike Road, AL from a veteran realtor who just moved here herself.

1. Always bring your own agent. The model home agent works for the builder every single day. You need someone on your side asking the right questions.

2. The list price is not the real price. Builders will never drop it forward facing but they have significant room in incentives, rate buydowns, and closing cost credits if you know to ask.

3. Timing is everything. Homes sitting 45 to 60 days get better deals. Homes sitting 90 days get the best deals.

4. End of month and end of quarter are your best friends. Builders have sales numbers to hit and that is leverage you can use right now.

5. Builder financing is not always the best option. But sometimes it is because of bulk lender relationships. Always compare it to an outside lender before you decide.

6. Get a home inspection even on new construction. Builders make mistakes and you deserve to know about them before you close.

7. Understand what is and is not included. Model homes are staged with upgrades that are not in the base price. Know exactly what you are getting before you fall in love.

Once a spec home in Pike Road, AL hits around 45 to 60 days on the market builders start to feel it in their pocketbook. They do not want standing inventory. Which means you will start to see bigger incentives and better financing options. They will never drop the price forward facing so you need to ask the right questions.

The best deals though? Those are when the home has been sitting around 90 days.

Since builders are building at such a large scale buyers can often get WAY better financing options because builders work with lenders that do the bulk of their deals. Just like Costco when you buy in bulk they can get better pricing than you would ever see on a resale house.

Here is something else most buyers do not know. We are at the end of the month and the end of the quarter right now. Builders have numbers they are trying to hit. That is leverage you can use today.

I have watched sellers leave real money on the table trying to get more money.

Every single time it comes down to the same thing. Overpricing.

Here is what actually happens when a home hits the Pike Road, AL market too high.

The first 7 to 10 days on market are the most powerful days your listing will ever have. Serious buyers. Pre-approved. Watching. They see everything new the moment it drops. If your price is off they skip you and move to the next option. They do not save you for later. They forget about you.

After two weeks without an offer the market starts to wonder what is wrong with the house. Not the price. The house. A price reduction at week three signals desperation not strategy. And buyers who notice the reduction come in expecting even more room to negotiate below your new number.

The math never works in the seller’s favor when this plays out.

If you are planning to sell in Pike Road, AL this summer there is something happening in the real estate industry right now that your listing agent needs to have a direct answer about.

Multiple MLSs across the country are cutting off Zillow’s access to their listings. Nashville’s MLS shut off Zillow’s feed effective June 1. Chicago’s MLS did the same weeks earlier and thousands of listings disappeared from Zillow overnight. This is a coordinated move by major MLSs pushing back against Zillow’s rules around private and pre-market listings.
