170 sqft garage conversion.
Client wanted the income from having a roommate without actually having a roommate. I suggested this junior ADU with kitchenette. Budget is $25k, so certain aspects may get phased in, like laundry. My goal was to make the best use of a very small space, without it feeling too small. Storage loft over bath.
Kitchenette features a 10 cubic foot fridge, 2-burner induction cooktop, 24” microwave, and 22” wide porcelain sink that doubles as a lavatory.
In San Diego county, CA.
Oh and by the way, see that cute teal tiny house on wheels in my back yard? So excited for my new tenant Lauren and her adorable tiny house to share my space and live in community! She rents space for $475/month plus utilities. We have a barter for yard work. Because I really don’t enjoy mowing.
