I met this beautiful angel at Houston’s in Scottsdale between tables 12 & 5. Cindy K was training her on Day 1 server. I bee-lined past service bar, cold & hot expo, hung a quick left at 12, pushed two other servers out of the way as if to part the waters, and said: “Hi! I’m Sean, let me know if you need anything, ANYTHING.” With that I made my way up to the DJ booth behind 42 to tell Baska I had dibs on the new girl. The rest is history….., for real!!! I love you so much baby, you are the love of all my lives. Thank you for you baby!

The Time of Maximum Pessimism is the Best Time to Buy!

There is some pessimistic talk about housing these days. Let me tell you why I think it’s a great time to buy.

The most recent report on Existing Home Sales showed that closing transactions were down slightly in January. But the same report also showed that the inventory of available homes is at very low levels.

There are currently fewer than 1 million homes in inventory compared with 4 million homes that were in inventory back in 2007. Meanwhile, the U.S. population has grown by close to 30 million.

Plus, a deeper look at the report shows that many of the homes reported as inventory are already under contract and therefore unavailable for purchase.

If inflation trends slow, we could see more favorable mortgage rates. This would create more available buyers in a tight inventory environment and that could be very supportive of pricing.

All things considered, the opportunity in this market appears to be very favorable.

Legendary investor Sir John Templeton said it best, “The time of maximum pessimism is the best time to buy.”
