Buying a home right now?

You’ve probably heard this:

👉 “Waive the inspection to make your offer stronger.”

And honestly… I get it.

In a competitive market, buyers and agents are doing everything they can to put together the strongest offer possible.

But here’s something interesting:

Massachusetts recently adopted a regulation aimed at protecting a buyer’s ability to have a home inspection without feeling pressured to waive it.

In short:

• Sellers and agents can’t require or encourage buyers to waive an inspection as a condition of acceptance

• Buyers must be clearly informed of their right to a home inspection

• Contract terms that limit the value of an inspection may not be allowed

That’s a pretty significant shift in how inspections are viewed in a competitive market.

Because in many markets, waiving inspections has become part of the strategy to stay competitive.

I’m not here to tell anyone what to do; every situation, every deal, and every client is different.

But having the opportunity to better understand the condition of a home can be a valuable part of the process.

So I’m curious:

Spring is right around the corner, and it’s a good time to think about the air quality inside your home.

❄️ After the Thaw: What to Watch For Around Your Home 🌧️

When heavy snow melts quickly, it can create issues that don’t show up until days later.

As the ground becomes saturated, water can collect around foundations, seep into basements or crawlspaces, and even stress slab foundations, especially if grading or downspouts aren’t directing water away properly.

Here are a few things homeowners should keep an eye on after a thaw:

✔️ Pooling water near the foundation
✔️ Damp basement walls or musty smells
✔️ Soil erosion around the home
✔️ New cracks in slabs or foundation walls
✔️ Downspouts discharging too close to the house

Catching these early can help prevent long-term damage.
