Existing-home sales fell 3.6% in March to a seasonally adjusted annual rate of 3.98 million, down 1% from a year ago, as rising mortgage rates, weak job growth, and faltering buyer confidence weighed on the market, according to NAR. Sales declined month over month in all four regions. The Northeast saw the sharpest pullback, dropping 8.5% from February and 12.2% year over year to the lowest level since 1999.

First time buyers continue to struggle in making offers to purchase homes.

This chart is from the National Association of Realtors showing how the cash buyers have been a larger part of home purchases. Fueled by existing owners experiencing large equity gains. At the same time, first-time buyers struggle to compete against these attractive cash offers, bringing their share of the market to an all-time low in 2025.
