Check your HVAC condensate drain line before peak cooling season.
As air conditioners begin running more frequently, the condensate drain line removes moisture collected from the system. Over time, algae, dirt, and debris can clog the line and cause water backup. Homeowners should:
* Inspect around the indoor air handler for moisture or staining
* Ensure the condensate line is draining properly outside
* Listen for unusual dripping or gurgling sounds
* Replace HVAC air filters regularly
* Consider flushing the drain line with vinegar if recommended by the manufacturer or HVAC contractor
Why it matters:
A clogged condensate line can lead to ceiling stains, water damage, elevated indoor humidity, and potential microbial growth around the HVAC system.

Preformed a home inspection the other day and this is a great reminder of why tools and training matter.
At first glance, everything behind the washer hookups looked perfectly fine. No visible issues. No immediate red flags.
But when I scanned the area with a thermal camera, it told a different story. A clear temperature difference showed up behind the wall something you simply wouldn’t catch with the naked eye.
That’s the value of thermal imaging. It helps identify hidden concerns like moisture intrusion, insulation gaps, or potential leaks before they turn into costly problems.
For this example, catching something like this early is generally not a big deal and a fairly simple fix (pending invasive inspection) but my client greatly appreciated the information as they progress forward with the property.
Things happen as a home ages, seasonal changes, and materials degrade that’s the benefit for having annual inspections as a homeowner, pre-listing inspection getting the home ready for market, or gaining that peace of mind when purchasing a new home.
Not every issue is visible. And not every inspection is the same.
Hire an inspector who is trained and certified in advanced tools like thermal imaging because what you can’t see can matter.

There’s nothing better than seeing builders (true craftsmen) bringing a home together, and clients gaining peace of mind knowing their home is on track for a quality finished product.
