April 1st showing energy…

Everything is going great.

The house looks beautiful.

Buyers are picturing their furniture.

…and then the exhaust fan turns on and sounds like a jet engine. 😅

Funny moment - but it’s also a reminder that the little details matter.

Before showings, we’re thinking about the things buyers notice right away:

lights, temperature, smells, noises… even that one loud fan.

The fastest way to spot an overpriced home?

Days on market.

In Michigan right now, homes are going pending in about 30 days on average.

So when I see listings sitting 60–90+ days, it usually means the same thing:

It was priced based on what the seller hoped for -

not what the market would actually pay.

When homes sit, buyers assume something’s wrong.

And that’s how sellers end up chasing the market down.

Price it right from day one.
