"The #1 Sign of a Bad Property Manager: They Pay for Expenses Out of Pocket"
If your property manager is covering costs with their own money, run. 🏃♂️
Sounds helpful, right? Someone handling repairs and expenses themselves to keep things moving? Wrong. This is a huge red flag.
Here’s why:
1️⃣ Lack of Proper Accounting – If they’re not using a trust account or keeping clean records, how are you supposed to track where your money is going?
2️⃣ Financial Instability – A PM should never be fronting costs like they’re personally invested. It’s a sign they don’t have the proper financial systems in place—or worse, they’re mismanaging funds.
3️⃣ Loss of Control – As an owner, you should always have full transparency on what’s being spent and why. A professional property manager requests funds in advance and provides clear documentation.
