ā˜• Market Chat, No Sugarcoating

If you’ve been wondering ā€œwhat is actually going on with the Front Range housing market?ā€ you’re not alone. The short version: it’s calmer, smarter, and a whole lot more human than the chaos of the last few years.

Homes are still selling. Prices aren’t falling off a cliff. But the days of throwing a house on the market and letting buyers fight it out are… over. (RIP 2021.)

Here’s what I’m seeing:
• Buyers are slower, more thoughtful, and asking better questions
• Sellers who price realistically and prep their homes are still winning
• Inventory is up, which means choice is back on the menu
• Negotiation is a thing again (remember that?)

This isn’t a ā€œwait and see foreverā€ market. It’s a be strategic and know your numbers market.

If you’re a seller, presentation and pricing matter more than ever.
If you’re a buyer, you finally have leverage. Use it wisely.
If you’re just watching from the sidelines with a cup of coffee, you’re doing exactly what half the Front Range is doing right now.
