πŸ“Š June Market Update | Magnolia & Montgomery

The June numbers suggest both Magnolia and Montgomery are continuing to move toward a more balanced housing market, but each community is at a slightly different stage.

In Magnolia, new listings were essentially unchanged from last June, while closed sales increased 5.4% and the average time on market fell by more than 10%. Those numbers suggest buyer demand is keeping pace with available inventory, creating a healthier balance than we've seen over the past few years.

Montgomery tells a slightly different story. New listings jumped more than 32% year over year, while sales also increased an impressive 64%. Even with strong buyer activity, homes are taking a little longer to sell as the market works to absorb a rapidly growing supply of homes. Average sale prices have remained remarkably stable despite the increase in inventory.

This mirrors a trend we've watched develop in Magnolia over the past couple of years as large new construction communities added inventory to the market. Magnolia now appears to be finding its footing, while Montgomery is beginning to experience a similar adjustment.
