"My experience as a Realtor going through more inspection reports than I care to count has taught me hail damage is rarely a roof that leaks or broken shingles.

Roof shingles are layers of material that make up the waterproof cover to your home. The primary thing that makes a roof last is the tiny gravel/sand that covers these layers. It is not just to give it a pretty color. It is the thing that protects the other layers from the sun.

When this gravel/sand gets knocked off it reduces the life of your roof because now the lower levels are exposed directly to the sun.

Check your gutters and around the walks of your home for this sand. If there is a significant amount of it you may have lost many years off the life of your roof and may need to contact your insurance company.

The picture is a sample of how the damage may not look like much but that exposed black area is going to deteriorate faster than designed."
