Hard money gets you in the door fast. But it's not a long-term strategy.
Here's how investors are using both:
Hard money — short term, fast close, higher rate, great for flips
DSCR loan — 30-year fixed, based on rental income, built for holds
The move: use hard money to acquire and stabilize, then refinance into a DSCR loan to lock in long-term financing at a lower rate.
Most hard money lenders won't tell you about the exit because they want you to stay on their product.
I work with both sides of that transaction.
