PACT Capital is pleased to announce that we have arranged $2,370,000 in acquisition financing for a 32-unit value-add multifamily property located in California’s Central Valley.

The transaction was for an existing customer who has come to rely on the firm to assist in identifying value-add opportunities from both the acquisition and financing standpoint. Beyond arranging the financing, identified the property as a potential acquisition that fit the customer's investment profile, then underwrote the metrics and presented it as a value-add opportunity that complements the client’s acquisition strategy. The loan was structured as a hybrid 10-year term with the first 5 years fixed and then converting to a floating rate option with an initial advance rate of 64% loan-to-value (LTV) ratio and included a flexible prepayment structure to support long-term optionality after the improvements have been completed and NOI improved.

PACT Capital is pleased to announce the closing of a $2,300,000 conventional loan secured to an 88-acre citrus orchard in Tulare County. The competitive financing was structured as a two-note credit facility to support the ongoing development of a young citrus orchard expected to reach full maturity within the next five years.

Note A was structured as a cash-neutral refinance with a loan-to-value (LTV) of 64%, with Note B as a set of multi-tranche delayed-draw notes to cover annual cultural costs as the orchards enter economic maturity. The loan features an interest-only period along with a flexible set of delayed draw notes with no minimum utilization costs for unused commitments.

Located within a strong micro-climate and stable irrigation district, the property is planted with a young mix of citrus varieties, offering strong long-term production potential.

PACT Capital is pleased to announce it has provided $1,700,000 in acquisition financing for an 80-acre almond orchard located in one of the most preeminent irrigation districts in the Central Valley. The financing was provided to assist the borrower’s continual expansion into the almond market.

Purchase transactions often carry ex*****on risk, but our firm was able to underwrite, analyze, and close the transaction on schedule with the purchase agreement. This certainty of ex*****on is what borrowers have come to rely on by partnering with PACT Capital.

The orchard is planted in a varietal mix of Nonpareil and Monterey almonds and is situated in one of California's most reliable and established water districts. The borrower required a financing solution that offered both certainty and flexibility while securing a premium permanent crop asset.

PACT provided a +/- 54% LTV loan with no prepayment penalty, ensuring a flexible and competitive cost of capital, along with room for long-term operational planning.
