While i won't call out the contractor who did this abysmal install, i will say 18" deep for posts on an 8ft fence is NOT deep enough. I pulled these 2 posts by hand. This is a prime example of why we buy 11 and 12 ft posts for 8ft fences.

Lets talk fence maintenance. This picture is of a wood post that the previous contractor didnt pull, he just set the new post right on top of the old one. Guess what likes rotten wood that stays moist cause it never gets sun? TERMITES!
One of the most important aspects in any fence installation is maintenance. 3 things you should NOT do to maintain your fence:
1) plant bushes/ivy in contact with your fence. This gives bugs (termites/ants) an easy path to start destroying your investment.
2) push grass/mulch up along the fence. You need a barrier between your mulch/flower bed and the fence. I highly recommend using a 6in steel edging readily a available at your local home depot
3)dont allow your dogs to eat the fence. Not only is it bad for them physically, it will degrade the fence prematurely.

2 things to do to maintain your fence:
1) walk your fence line quarterly to check for loose/broken pickets and posts. Catching problems when they are small will keep you from major repairs.
2) wash and stain your fence every couple years ON BOTH SIDES. Staining one side doesn't tdo alot for you.

Ever wonder why your steel posts are starting to wiggle? At first glance, these posts LOOKED solid. On further review, we noticed they were leaning all different directions. When we pulled them, we discovered the reason. Sono tube. While sonotube has its purpose, fence posts is not one of them. It doesnt allow the dirt to actually form to the shape of the concrete.
