McKinney just held its first affordable housing summit. 300 people showed up to talk about one thing, how do we make sure people can actually afford to live where they work?

Here’s what stood out to me:
40% of McKinney households earn under six figures. And at those income levels, average rents and mortgages in the city are unaffordable. That means the people teaching your kids, serving your food, and taking care of your health can’t afford to live in the same city they work in.
This isn’t just a McKinney problem. This is a Dallas problem. A Collin County problem. A North Texas problem.
But here’s the part that doesn’t get enough attention, there are programs out there right now that help people buy homes who thought they couldn’t. Down payment assistance. Grants. Pathways that most people don’t even know exist.

The problem isn’t always that people can’t afford it. Sometimes the problem is nobody ever broke it down for them.

Without a pre-approval, you don’t really know what you can afford, and when the right home shows up, you’re not ready to move.

3. Looking at homes too early
This one gets people every time. You fall in love with homes before you understand your numbers… and it creates frustration fast.

The process doesn’t have to be complicated, but it does need to be done in the right order.
