PSA: There is apparently an uptick in rental scams, both from tenants and fraudulent landlords. Be careful out there...

I have some suggestions, and would love to hear yours:

1) Don't pay cash for deposits and prorated rents. As a Landlord, I don't accept cash - trackable and certified funds only.

2) Check the ownership of the property on either the county website for deeds or the central appraisal district of the county. Ask for proof of ownership or representation. Even properties listed on MLS may fall prey to scams...

3) Application fees are rarely refundable, and oftentimes, everyone over 18 years of age must apply. These usually include credit check, criminal and judgement background check, plus rental history and income verification. Ask for the criteria used to approve or to deny approval prior to applying. Discuss any potential issues prior to paying that non-refundable application fee and taking that hit on your credit report.

4) Use a competent REALTOR® well-versed in leasing. You may have to pay out of pocket, but the protection is vital. And the REALTOR® should have a checklist of documents for you to accumulate so you will be prepared. Consider that your pre-approval process.

5) There should be no payment required to VIEW a property, unless the Landlord requires qualification beforehand. But ALWAYS view the property before signing a lease!

So - I received the call yesterday that the results of my biopsy on my toe show benign hyperpigmentation only! I cannot stress how important it is that people of color also get dermatological full body scans each year!!!
