I was WRONG! 😳
If you know me , you know that I HATE being wrong BUT there is one time that I am happy to be proven wrong and that is when our seller clients get a higher price for their property than what I expected it to sell for.
We just SOLD this property in and our investor client did an amazing job on the rehab.
With mortgage rates increasing we had seen buyer demand slowing so I wanted to set property pricing expectations and to let our client know that we most likely won’t see multiple offers and we just need to find that RIGHT BUYER who is willing to pay the right price for your property. When I walked the property with my client we went over the expected sales price and I had a pricing expectation around 240,000 - $250,000.
We listed the property at $250,000 - and remember I set the expectation that we most likely wouldn’t be blown up with offers…well within 48-hours we 4 offers ALL OVER ASKING PRICE 😍 💰
We ended up agreeing to go under contract with a buyer who had family that lived nearby and wanted to be close to them (the buyers agent did a great job showing us how committed and how interested this buyer was in this property) for 104% of our asking price!
At the end of the day, the has changed, but we will always see that properties that are in a great location (remember location, location, location) - in great condition (updated/move-in ready), and priced appropriately (meaning you don’t OVER PRICE it from the start) will sell and you will see that buyers will be willing to pay to get into the home.
