How Our First Flip Almost Made Us Give Up on House Flipping...

I’ll never forget the excitement we felt when we bought our first property to flip. We’d watched friends, colleagues, and people on TV turn fixer-uppers into huge profits and thought, “Why not us?”

How hard could it be, right?

Oh, how I wish I could go back in time and give my younger self some advice. Important things like:
- Don’t buy a property without walking inside of it first.
- Please, hire the right contractors. PLEASE!

But Josh and Kim from back then? We thought we had everything under control.

Spoiler alert: we didn’t.

Almost everything that could go wrong with a flip, did.
🔧 Everything in the entire house needed to be redone from top to bottom.
📉 We didn’t know how to manage contractors or timelines yet, and it ATE away at our profits.

By some miracle, we walked away with a $10K profit—and then we made another questionable decision:

We spent it all on an extravagant cruise to reward ourselves. ⛴️

Yep, we did almost everything wrong and ended up having to return to our 9-to-5s for a bit.
But here’s the thing—I wouldn’t trade that first flip for anything.

As much as everything hit the fan, we learned more in that one project than we ever could have if we hadn't taken the first step. That experience taught us that failure isn’t the end—it’s the beginning of knowing how to do it right.

Since then, we’ve completed over 30 projects and made millions.

Now, we know better, we make more money on every flip, and we stress a whole lot less.

The moral of the story? Every mistake is a lesson that gets you one step closer to success. So, if things don’t go perfectly the first time, don’t give up. The knowledge you gain is more valuable than any quick win.

BEFORE AND AFTER PICTURES - We've been on a bit of a posting hiatus because we've been slammed finishing out A LOT of flips. Rest assured that just means we have A LOT of before and after pics to share over the next couple months. I'll start with the smallest of the bunch.

This little home was small, but ultimately came with big headaches. Not one, but THREE contracts fell out on this home before finally finding it's forever owner!

I could go on and on about the headaches this project gave us, from delayed windows, to an uneven slab that had to be re-leveled after the home was complete (and on the market - as it was getting appraised), to needing to repaint the entire first level due to a contractor error two days before the closing (just for that contract to fall out the next day due to the buyer's financing falling through)! But ultimately, it all turned out alright and despite all of the trials - a profit was still made and a new owner has a beautiful home in a waterfront neighborhood.

This home carried great lessons with it to ride the waves of flipping. Every day presents new challenges - many that can steal your sleep and your joy. But ultimately, things have a way of working out, even if they don't work out exactly how you want them. Guess we could say the same about life.
