Never in a million years would any Landlord think the police would damage their property to this extent just to capture a wanted suspect…WELL guess what it happened in Humble, TX. 

Now the question is who is responsible for the cost oft the damages. I’m still trying to get to the bottom of that but Landlords be sure you require and have adequate insurance coverage on all your rentals..

1. Renters Insurance - Require your tenants to have a comprehensive renters insurance policy & not the bare minimum policy. Renters insurance is mostly used to cover the tenants personal property. With inflation you may want to require they have $200K - $300K in liability coverage.

Landlord Insurance - This is different than your standard homeowners policy. It is strictly to cover damage to renal properties. In the case of a situation like this, you want to ensure riot and civil commotion coverage is also included in your policy…
