Signature Staging

Staged, listed, and sold for $105,000 over ask…In 30 days.
How, you ask?
This was strategy working at every level: photography, first impressions, flow, and the kind of emotional pull that makes buyers move fast and confidently.
Chicago properties average 45–60 days on market. Staged homes consistently cut that timeline by one to three weeks. This one? 30 days from staged to sold.
Most sellers invest 0.75%–1.25% of the list price into full staging. The return? Frequently, 3x–5x that at closing.
Staging isn't an added cost. In a competitive market, it's one of the highest-return decisions a seller can make.
Curious what the right staging strategy could do for your listing? Let's talk.

Not every buyer walks into a home and immediately sees its potential. Sometimes the rooms feel smaller than they are. The layout feels uncertain. And yes, they can't figure out where the TV goes (you know…the important stuff).
That's exactly where staging comes in.
For this recent project that is now under contract, our team tackled the main level and lower-level family room and mudroom with one goal in mind: to make it click. We laid out each space so buyers could stop questioning and start imagining with a clear sense of flow, a furniture plan that made the rooms feel purposeful, and answers to the questions buyers didn't even know how to ask yet.
Staging doesn't just make a home look beautiful. Staging makes it make sense.
And when buyers can finally envision their day-to-day in the home, that's when the connection and the offers happen.
