The clearer you are on the terminology, the faster you can act when the right property appears. “Active” means the home is currently for sale and accepting offers. “Contingent” means the seller has accepted an offer, but certain conditions, like financing or inspections, must be met before it closes. “Pending” means all contingencies have been satisfied and the sale is moving toward closing.
