In short… Preparing maintaining your home for potential and future resale is so it will appraise at (or above) the value of what the Lender has approved the buyer to purchase it for. How do you do that…

A few tips from your relationship realtor, Dr. Tuesday, , Where Happy and Home Meet, CBK real estate:

Maintain your home…
- When something breaks-fix it;
- if a cabinet handle falls off or a drawer breaks-repair it;
- toilet leaking or running-take care of it;
- windows looking foggy or moisture-replace them 1 or 2 at a time
- get a home warranty policy with a good home warranty company and then make sure your systems are maintenance as recommended
- if something (flooring, cabinets, countertops, windows, etc.) needs updating, budget and get it updated
- power wash your siding; paint your wood so it will not crack, chip and deteriorate
- clean your gutters (downspouts)
- if your roof is older than 15 years old, contact your home insurance company to have it inspected to see if it can be replaced and or if your policy will cover repairs
- correct negative grading around the foundation of your home
- make sure your basement is sealed, and if there is a sump pump, make sure it’s working and or it has a battery back up!
- look for grants-programs that can assist you with maintaining your home
- if you have equity in your home, consider doing a Cash Out Refi
