If a rental property’s paint is in shabby condition, it will affect the amount of rent that property will command. When we take over a property with a shabby paint job , we recommend a fresh coat of neutral color paint - it’s a clean slate for tenants and it’s easy to touch up in between tenants. If the property is clean and nice to begin with, it sets the expectation for the tenants to keep the property in that condition.

A landlord’s worst fear…

Panicking will only make things worse. Calmly ask the tenant to turn off the water supply to the water heater to mitigate the damage. Get someone over there ASAP to open hot water taps in the home to release vacuum pressure, drain the contents of the tank with a hose, vacuum all the standing water while draining the tank, get some air movers to dry the area, and preventively spray the area with disinfectant for good measure. Keeping calm saves time and money. It’s what we do as property management professionals.
